Don't be fooled by the fancy listing presentation made by my competitors.  It's all smoke and mirrors and designed to soak your home's equity by getting you to pay the standard 6% or 7% commission.

The truth is, if you'll do the following three things, your home will sell on its own merits.

   1.  Price it right.  Your home has to be priced better than the competition.

   2.  Make your home show as "like new" as possible.  A clean home in top condition generally sells quickly.

   3.  Make your home easily accessible.  A realtor access keybox is a MUST.  Secure pets and make all bedrooms accessible during daylight hours.

Homes sell themselves if they're fundamentally ready for the marketplace. 

My philosophy: If I can't sell your home in a reasonable amount of time, I won't take the listing.
