How the rebate process works.
Resale homes
- including foreclosures.
You can locate homes via the search links at the bottom of this page.  Or you can contact me for more customized listings that can be sent to your email address.  You'll be doing drive-by inspections to approve of the homes' exteriors as well as the communities and specific neighborhoods.

Once you find a home (or homes) you'd like to view from the inside, contact me for an appointment.

When you find a home you want to purchase, I'll provide a list of comparable sales in the area so you can decide what price to offer the seller.  I'll prepare the purchase contract for your approval. 

We'll negotiate the offer to your best advantage utilizing my 30-years experience in the real estate business.

Once the seller accepts the offer, I'll guide the purchase transaction through escrow including supervision of the financing and inspection phases.

New homes - model home center - new home builders.
Almost all home builders offer a 3% commission to realtors - sometimes more.  The commission is built into the home's price. Builders don't give discounts when buyers deal direct.  So if you want the rebate, I must accompany you to the builder's model home center on your first visit - no exceptions!

The Rebate
I will rebate 50% of the total sales commission to you upon a successful closing.  Your rebate will be credited at closing and paid by the title company.  You'll receive a full accounting of the commission amount and it will show on the settlement statement.  You can use the rebate for closing costs, new furniture, or anything you choose.

It is important to notify the lender (up front - if applicable) of the commission rebate so there's no challenges prior to funding the loan.  Commission rebates are 100% legal in AZ and most lenders cooperate with the process.

Conditions
Before we view any homes, a
Loan Status Report (LSR) must be completed by the buyer's lender stating buyer's preapproval for financing.  If the home purchase will be all "cash," proof of funds is required.

If you've viewed a home with another real estate agent, that home is excluded from this rebate offer.  If you visited an "open house," I may be able to help you purchase that home.  Contact me for details.
